In almost every central Ohio lease the landlord pays both the listing and the tenant broker commission out of the deal. You get representation without a separate invoice, and we disclose the fee arrangement in writing.
For under 20,000 square feet start 9 to 12 months out. For industrial above 100,000 square feet, start 18 to 24 months out. Leverage disappears once your option deadline passes.
Central Ohio bulk industrial usually trades at five to seven year terms, with annual escalations around three percent and tenant improvement allowances negotiated based on term length and credit.
Yes. We prepare a broker opinion of value using recent sale comps, current market rent, and a capitalization rate range for that asset class. It is not an appraisal, and we tell you when you need one instead.
