Before you close on the land if you can. A feasibility study costs a fraction of a design package and regularly changes what a site is worth, because access, slope and stormwater capacity decide how many units you can actually build.
For a typical commercial or small residential site, expect six to ten weeks for a permit ready set, then jurisdiction review on top of that. Review timelines vary widely by city, and we will tell you the current queue in your jurisdiction up front.
Yes. We prepare the submittal, respond to plan review comments and resubmit until approval. You are welcome to submit yourself, but most clients want the review cycle handled by the people who drew it.
Regularly. We coordinate directly with the architect, geotechnical engineer and surveyor so the civil set matches the architectural set instead of colliding with it at review.
