Because building a real budget takes two site visits, a scope document and several hours of a project manager's time. A free estimate for a project this size is either a guess or a sales call. The 750 dollars is credited back to your contract if you build with us.
A bathroom is five to seven weeks, a kitchen eight to ten, an addition five to nine months and a whole home remodel six to ten. We give you a written schedule with milestones before demolition starts, and the Friday updates track against it.
Older houses hide things, so we carry a contingency line in every budget and discuss it up front. When we open a wall and find rot, old wiring or a missing header, we photograph it, price the fix, and get your signature before proceeding. Nothing is added to your bill without that.
Yes, all of it. We pull the permits, schedule inspections with Wake County or the city, and coordinate any engineering the plan review requires. You do not need to take a day off work to meet an inspector.
