Volunteers who live on these streets

Willow Creek has been self governed since the developer turned the community over in 2001. Five homeowners serve staggered two year terms on the board and meet on the second Tuesday of every month at the clubhouse. A licensed management company handles billing, vendor contracts and day to day maintenance requests.

•Board meetings are open to all homeowners, agenda posted the Friday before
•Annual budget and reserve study published to residents each November
•Landscaping, pool service and gate repair handled by contracted vendors

What neighbors say

“I submitted a fence request on a Monday and had written approval in under three weeks. The form told me exactly which drawings to attach.”

Dana R., Homeowner on Cedar Hollow

“The board answered my question about the reserve fund at the annual meeting with actual numbers, not vague talk. That is rare.”

Michael O., Homeowner since 2016

“Paying dues online took two minutes instead of writing a check and hoping it got there.”

FAQ

Homeowner questions

When are dues due and what happens if I pay late?

Assessments are billed January 1 and due by January 31. Balances unpaid after February 28 accrue a $25 late fee plus interest, and accounts more than 90 days past due are referred to the association attorney.

Do I need approval before I replace my roof or repaint?

Yes. Any change visible from the street needs an approved architectural review request first, including roof color, exterior paint, fences, sheds and pools. Submit the form with a sketch or product spec and you will have a decision within 30 days.

Can I rent out my home?

Leasing is permitted with a minimum six month term and a copy of the lease filed with the office within ten days. Short term rentals under 30 days are not allowed under the recorded covenants.

How do I get on the board?

Any homeowner in good standing may run. Nominations open each September and the election is held at the annual meeting in November, with terms starting in January.
