Doorframe started because full property management takes eight to ten percent of rent and mostly exists to answer the phone. We unbundle the part that actually eats your evenings. Owners keep leasing, rent collection, and decisions, and hand off the maintenance loop, which is where the after hours calls come from.

Questions from property owners

Is this the same as hiring a property manager?

No, and it is cheaper for that reason. We handle maintenance requests, dispatch, and closeout, while you keep leasing, screening, rent collection, and all ownership decisions. Owners who want the full bundle are better served by a traditional manager.

Who pays the vendors?

You do, at the vendor's rate, and our fee is the per unit subscription only. We do not mark up repairs or take a cut from vendors, because that creates an incentive to authorize work you do not need. Invoices come through with photos attached.

What counts as an emergency at 2am?

Active water intrusion, no heat below 55 degrees, no working toilet in a single bathroom unit, gas smell, and lockouts. Those get a live person and a same night dispatch. Everything else is logged and worked the next business morning, which is the policy your tenants see too.

What happens if a vendor does bad work?

Vendors carry a scorecard built from resolution time, callback rate, and tenant rating, and repeat problems get them removed from the network in that metro. If a repair fails within thirty days we coordinate the return visit at no additional coordination fee. You are not chasing anyone.
