I grew up off 51st and have sold in East Sacramento since 2014. Staying inside a small area is a deliberate choice: I know which blocks have foundation history, which streets flood in February, and what a 1940s bungalow with original wiring actually appraises for. Clients get my cell, not a team assistant.

Usually less than people expect. Systems that show up on an inspection, sewer, roof and electrical, are worth addressing because buyers discount heavily for the unknown. Cosmetic remodels rarely return their cost. The prep plan I give you ranks each item by likely return.
Listings start at 2.5% for my side, and what the buyer's agent is offered is a separate decision we make together. Staging, photography, video and the pre-listing inspection come out of my side, not yours.
My 2025 listings had a median of fourteen days on market. That number is mostly a function of pricing in the first week. Homes priced above the comparables sit, then sell for less than they would have with correct pricing at the start.
