Total commission is negotiable and set in writing before your listing goes live. Most of our full service listings land between 5 and 6 percent total, split with the buyer side. We will walk you through exactly where every dollar goes.
We pull closed comparables from the last six months within your subdivision or a tight radius, adjust for square footage, condition and lot, then look at active competition. You get the actual comps, not just a number.
Usually only the ones an inspector will flag and a buyer will use as leverage. We do a pre listing walkthrough and tell you which projects return more than they cost, and which are a waste of your weekend.
