We pull recent sales of genuinely comparable homes, adjust for condition, lot and updates, and look at current inventory and days on market. You see the comparables yourself, so the price is a conversation rather than a number we hand you.
Commission is fully negotiable and there is no standard rate. We agree it in writing before listing, including what portion is offered to a buyer agent, and we explain how recent rule changes affect who pays what in your situation.
Usually paint, flooring, light fixtures and anything a buyer will flag at inspection. Kitchen and bath remodels rarely return their cost right before a sale. We walk the house and give you a written list ranked by return.
It depends on the loan. Conventional loans can start around three to five percent, FHA around three and a half, and VA and USDA can reach zero for those who qualify. We will connect you with two or three lenders so you can compare real numbers.
