The cottages
Sleeping two to eight, all on the same lane
Rates are per night and drop for stays of five nights or more. Two night minimum, three on holidays.
Killdeer, two bedroom
Sleeps four with a queen and two twins, full kitchen and a fenced yard for dogs.
Curlew, three bedroom
Sleeps six, two baths, big farmhouse table and an outdoor shower off the back deck.
Heron House, four bedroom
Sleeps eight, our largest, with a wraparound porch and kayak racks at the water's edge.
Midweek and off season rates
November through March and midweek shoulder season, same cottages at a lower rate.
Kayak and bike use
Four kayaks on the property and bikes for every guest, paddles and helmets in the shed.
About the cottages
We live on the lane, so things get fixed
Bill and Trina Hoyt bought the first two cottages in 2013 and now own all six on Marsh Point Lane. They live in the house at the end, which means the outdoor shower gets fixed the day you mention it and someone knows where the pony crossing is happening this year. No management company, no call center.

Booking, rates and the island
What is the minimum stay and when do you fill up?
Two nights minimum most of the year, three over holiday weekends and a full week during pony penning in late July. June through August books out four to six months ahead, and pony penning week is usually gone by January. September and October are the island's best weather and are far easier to book.
Are there extra fees at checkout?
No cleaning fee and no resort fee. The nightly rate plus Virginia and Accomack County lodging tax is what you pay. Dogs are welcome in two cottages at no charge, we just need to know in advance so we put you in the right one.
How close is the beach and the wildlife refuge?
The Assateague refuge gate is about a ten minute drive or a twenty minute bike ride on the paved trail, and the beach is a few minutes past the gate. There is a per vehicle federal entrance fee at the refuge, or you can ride in on the bikes for free, which is what most of our guests end up doing.
What is the cancellation policy?
Full refund less a 35 dollar processing fee if you cancel more than 30 days before arrival. Inside 30 days we refund whatever we are able to rebook. If a named storm forces an evacuation order for the island, you get a full refund regardless of timing, no argument and no travel insurance requirement.
