House Cleaning Price Calculator

Choose how you price: by square foot, by room or by the hour. Pick the service type and how often the customer wants cleaning, add extras like the oven or windows, and set a minimum charge. You get a per-visit price, a monthly figure for recurring work, a customer quote you can paste into a message and a price table for your website. Every rate on this page is an editable starting assumption, not market data. Prices vary a lot by city, job and business, so replace them with your own numbers or with what you know local competitors charge.

How it works

  1. Choose a pricing method. Per square foot multiplies the home's size by your rate. Per room adds a price for each bedroom and bathroom plus a base charge for kitchen and living areas. Hourly multiplies hours by cleaners by your hourly rate.
  2. Pick the service type. Standard, deep and move-out each have a multiplier you can edit, for example 1.5 for a deep clean that takes about half as long again.
  3. Tick extras such as inside the oven, inside the fridge or interior windows. Each has its own editable price and is added after the multiplier.
  4. Pick a frequency. Weekly, every two weeks and monthly each carry an editable discount, because repeat visits are quicker than a first clean.
  5. Set a minimum charge. If the calculated price is lower, the minimum is used and the result says so.
  6. Copy the customer quote, copy the website price table (HTML or plain text) or carry the numbers into the estimate generator for a PDF quote.

Worked example: a three-bedroom home, per room

Suppose your own rates are $35 per bedroom, $45 per bathroom and a $60 base for kitchen and living areas. A three-bedroom, two-bathroom home comes to 3 x $35 + 2 x $45 + $60 = $255 for a standard clean. A deep clean at a 1.5 multiplier is $382.50. Adding inside the oven at $40 brings the deep clean to $422.50.

If the same customer then wants standard cleaning every two weeks with a 10 percent discount, each visit is $229.50. At about 2.17 visits a month (26 visits a year divided by 12) that is roughly $497 a month. These numbers only show the arithmetic; the rates are yours to set.

Worked example: hourly pricing for a move-out

Two cleaners expect 4 hours each at $40 an hour: 4 x 2 x $40 = $320. If you set move-out as its own multiplier in hourly mode, keep it at 1.0, because the extra time is already in the hours. The calculator lets you change any multiplier for this reason.

Putting prices on your website

Customers comparing cleaners want a rough price before they call. A short table of "from" prices by service type and frequency, plus a note that the final price is confirmed after a walkthrough, answers that without locking you in. The price table output is built for that.

How much should I charge for house cleaning?

It depends on your costs, your area and how long jobs take you. A practical way is to work out the hourly rate you need (the hourly rate calculator on this site helps), time a few cleans, and then set per-room or per-square-foot rates that match. The rates prefilled here are editable starting assumptions, not market data.

Is it better to charge per room, per square foot or per hour?

Per room is easy for customers to understand. Per square foot suits larger homes and move-outs. Hourly is fairest when the condition of the home is unknown, but customers find it harder to compare. Many cleaners quote per room or per square foot and use an hourly rate for extras or unusual jobs.

How much more should a deep clean or move-out clean cost?

Base it on the extra time it takes you. If a deep clean usually takes one and a half times as long as a standard clean, a 1.5 multiplier is a sensible start. Both multipliers are editable.

Should I give discounts for weekly or biweekly cleaning?

Many cleaners do, because repeat visits are faster and the work is predictable. The discounts here are editable and start as assumptions. Set them to zero if you do not discount.

Are the default rates real averages?

No. They are round placeholder numbers so the calculator shows a result. We do not publish regional averages because we do not have reliable data for your area. Replace them with your own rates.
